A mixed-use building is coming to a sloping property a short distance from Will Rogers State Beach in Pacific Palisades, per an item recently considered by the West Los Angeles Area Planning Commission.

The project from applicant Frank Langen of Santa Monica, slated for a site at 148 N. Chataqua Boulevard, calls for the demolition of existing, unpermitted buildings to clear the way for a new two-story structure featuring two homes, 1,415 square feet of offices, and parking for six vehicles.

BAM Construction and Design is serving as project architect, which is depicted in a rendering as a contemporary low-rise structure called Canyon Place. Automobiles work park on the roof deck of the building, which is located at-grade with Chataqua Boulevard, while housing and offices would be located below.

Project approvals required include a specific plan exception to permit ground-floor (although technically rooftop) parking, as well as greater floor area than normally permitted by zoning.

City records indicate that the land last sold in 2010.
