Just west of the 405 Freeway in Sawtelle, construction is finally underway for a new multifamily residential building approved just over four years ago.

The entitled site at 11261 W. Santa Monica Boulevard, acquired by Wiseman Residential in 2019 for $13.75 million, is approved for the construction of a new six-story building featuring 119 studio, one-, two-, and three-bedroom apartments above parking for 147 vehicles.

Approved via the Transit Oriented Communities guidelines, the project is permitted to be larger than otherwise allowed by zoning rules due to its proximity to high-frequency bus and rail lines. In exchange, Wiseman will be required to set aside 17 apartments as very low-income affordable housing.

Uriu & Associates is designing 11261 W. Santa Monica Boulevard, taking over from KFA Architecture, which Plans show a contemporary podium-type building featuring a rooftop deck, a gym, outdoor patios.

Wiseman Residential previously developed a similar five-story, 51-unit apartment complex three blocks west at the intersection of Santa Monica Boulevard and Purdue Avenue.

The site also sits one block east of the West Los Angeles Civic Center, where a long-propose redevelopment could yield more than 900 homes, commercial space, and new government offices.
