Just west of Metro's Vermont/Santa Monica Station in East Hollywood, a property once slated for redevelopment through the Transit Oriented Communities incentives is now slated for affordable housing through the Mayor's Executive Directive 1.

In 2022, Uncommon filed an application with the Planning Department seeking approvals for the construction of a new five-story building at 1023 N. Berendo Street which would feature 69 residential units above parking for 36 vehicles. That entitlement application, which would have included eight affordable units, was withdrawn earlier this year.

Instead, Uncommon has pivoted to apply for a larger project on the same property, proposing a six-story complex featuring 131 studio, one-, two-, and three-bedroom dwellings with parking for 33 vehicles. The revised project would also be a 100 percent affordable development, reserved exclusively for very low-, low-, and moderate-income households.

JZA Architecture, which has worked frequently with Uncommon, is designing the contemporary low-rise development.

The project is the latest in a recent series of new developments in close vicinity to Vermont/Santa Monica Station, including similar affordable housing projects now rising next to the station entrance on Santa Monica Boulevard, as well as mixed-income developments from Jamison Services one block east and Canfield Development at the southwest corner of Santa Monica and New Hampshire Avenue.

Uncommon, which has previously developed predominantly market-rate projects, has recently proposed a slew of ED1 developments in neighborhoods such as North Hills and Hollywood.
