The past five years have brought thousands of new apartments to Downtown Glendale, but they have mostly come in the form of smaller wood-frame buildings.  That is until now.

In early December, the Glendale Planning Division received an application to demolish a parking garage at 610 N. Brand Boulevard and construct a 20-story mixed-use building in its place.  Plans call for a 20-story edifice located away from Brand along Maryland Avenue, featuring 240 residential units on 14 floors above six levels of podium parking and three-and-a-half basement levels.  The project would set aside five percent of its toatl units - or 12 total - as very low income housing, and  also provide open space, landscaping, amenities and replacement parking for an adjacent bank building.

The surrounding property, which spans approximately 1.5 acres, is linked to the firm Adelphia Properties - an affiliate of Cimms Inc.

The proposed development, if it does come to fruition, would be one of only a handful of Type-I high-rise buildings constructed in Glendale since the mid-1990s.  At the current time, the City's lone example of Type-I construction is an 11-story Hyatt Place now rising on Central Avenue.  Plans for other mixed-use towers have emerged in years past, but have never been realized.
