A pair of commercial buildings in Santa Monica could be razed and redeveloped with a mixed-use apartment complex, per a new presentation to the city's Architectural Review Board.

The project, submitted last year to the City of Santa Monica by co-owners 901-907 Pico Blvd, LLC & 913 Pico Blvd, LLC, would rise at the address range from which both entities take their name. The proposed development, slated for a corner lot at Pico and 9th Street, would consist of a five-story building featuring 45 residential units above a single level of subterranean parking.

Plans indicated that five of the studio and one- bedroom apartments are to be set aside for rent as very low-income affordable housing.

DFH Architects is designing 901 Pico, which would place residential units along its street frontage. Plans show an exterior of stucco with wood accents.

"The overall modern design concept takes inspiration from the proximity to the beach for a sense of openness, scale, and texture in a contemporary design with a focus on integrating outdoor spaces and landscaping," reads a staff report. "As you enter the lobby, there is a visual connection to a ground floor landscaped court that provides a gathering space for tenants. On the upper floors, open-air corridors are book-ended by landscaping and additional outdoor terraces are integrated into the design on 4th and 5th floors."

The item is being presented to the Architectural Review Board for feedback. Further consideration is expected at a later date.
