A few blocks north of the USC campus in University Park, construction has commenced for a new multifamily residential development on the former site of the John Tracy Clinic.

Champion Real Estate Company, the developer behind the project at 806 W. Adams Boulevard, secured a building permit in November 2022 for the construction of a four-story building featuring 52 apartments - including six deed-restricted affordable units.

The under-construction development is smaller than what Champion had received approvals for in late 2019, when the City Planning Commission endorsed the construction of a larger four-story, 102-unit complex on the same site. That version of the project, which began as a modern apartment complex, but evolved to incorporate elements of craftsman architecture, had faced pushback from preservationists and residents in the surrounding University Park neighborhood.

Champion acquired the project site in 2018 for approximately $26 million, according to city records. The former occupant of the site, the John Tracy Clinic, is an education center for children with hearing loss, which was founded by the wife of the famed actor Spencer Tracy, and named in honor of their son.

Besides the University Park project, Champion's other ongoing ventures include a proposed high-rise apartment tower in Hollywood and a residential-retail complex slated for Sunset Boulevard in Echo Park.
