A Venice property owner could bring a rare mixed-use development to the neighborhood.

Yesterday, plans were filed with the City of Los Angeles for the proposed redevelopment of a nearly 16,000-square-foot site at 2452-2454 S. Lincoln Boulevard.  The project would require the demolition of a one-story commercial building, a car wash, and ancillary parking to allow for the construction of a mixed-use building featuring 77 residential units.  Plans call for 69 market rate apartments and eight units set aside as the extremely low-income affordability level.

City records link the property to an entity known as 2454 Lincoln Blvd., LLC.

Although new apartments are uncommon in a Venice, the proposed 2454 Lincoln project is one of two developments proposed in the neighborhood.  Last year, a different property owner filed plans for a similar 56-unit building at 1015 E. Venice Boulevard.
