Just south of the intersection of Sunset Boulevard and Alvarado Street in Echo Park, a stretch of low-slung commercial buildings is poised to make way for a mixed-use development.

On October 11, Alvarado Development Group, LLC filed an application with the Los Angeles Department of City Planning seeking entitlements to redevelop a property located at 1022-1030 N. Alvarado Street. The site - currently improved with a duplex, a medical clinic, and a crossfit gym - is slated for the construction of an eight-story building which would feature 84 studio, one-, two-, and three-bedroom apartments above 1,475 square feet of ground-floor commercial uses and semi-subterranean parking for 76 vehicles.

Requested entitlements for the property include density bonus incentives to more floor area and height than allowed by zoning rules, as well as decreases to normally-required setbacks and on-site open space. In exchange, 12 of the new apartments would be set aside as affordable housing at the very low-income level.

Plus Architects is designing the project, called Alvarado-Sunset for the nearby intersection. Plans show a contemporary podium-type structure which would feature common amenities such as a gym, a recreation room, and a rooftop deck.

The proposed apartment complex is the latest in a recent string of new developments near Sunset and Alvarado, headlined by a 176-unit apartment complex from Cypress Equity Investments now taking shape at 2225 Sunset Boulevard and a mixed-use project slated for the site of Taix.

The development site also includes an existing 20-unit apartment complex with ground-floor commercial uses, completed in 2010, which will be retained.
