Seven months after selling its stake in the massive California Market Center to Brookfield, Koreatown-based developer Jamison Services, Inc. has filed plans to convert an adjoining structure into a hotel.

The six-story building at 124 E. Olympic Boulevard, known as Mart South, is poised for a transformation into 149 guest rooms with ground-floor commercial space and rooftop dining.  City records show that the 1950s structure currently comprises more than 70,000 square feet of rentable office space.

The project represents the fourth office-to-hotel conversion for the Fashion District in the past four years, joining ongoing projects such as the Hoxton and Proper Hotels, and the already-complete Ace Hotel.

Brookfield, in a separate project, is also considering long-term upgrades to the 1.8-million=square-foot Cal Mart complex, including the addition of ground-floor retail space to the fortress-like property.
