The surge of proposed developments continues in the Arts District, with yet another residential-retail expected to rise south of the SCI-Arc campus.

Yesterday, plans were filed with the City of Los Angeles to demolish the one-story warehouse at 940 E. 4th Street and replace it with a mixed-use building feature 93 live/work units and approximately 20,000 square feet of commercial space.  The proposed development would set aside 11 units as very low income housing.

Property records link the roughly half-acre site to an entity known as Shoreham Capital, L.P.

The project would rise directly across the street from a vintage industrial building that Hudson Pacific Properties is now renovating as creative offices, as well as a proposed ground-up office building from Legendary Development.
