Plans to bring housing to the site of a shuttered commercial building in Brentwood have taken another key step forward: environmental clearance by the City of Los Angeles.

On April 9, the Los Angeles City Council voted to adopt the findings of a sustainable communities environmental assessment studying the 11905 Wilshire Boulevard project. The proposed development, In submitted to the city for review in 2022 by  Nirup Venkatachalam of Radha Hotels USA, calls for the construction of a new seven-story building featuring 81 studio, one-, and two-bedroom apartments above roughly 3,500 square feet of ground-floor commercial space and a 105-car garage.

Requested entitlements, which have yet to be approved, include density bonus incentives to allow the construction of a larger building than permitted by zoning rules. In exchange, nine of the new apartments are to be set aside for rent as very low-income affordable housing.

Carrier Johnson + Culture is designing the contemporary podium-type building, which would include amenities such as a gym, a plaza, and two outdoor decks.

The environmental report adopted by the city projects an approximately two-year construction time, although a groundbreaking date is currently unclear.

The development site is located a short walk east on Wilshire from Picasso Brentwood, a similar mixed-use apartment complex which opened in 2019, and a few blocks from a 24-story building slated to replace a commercial complex at 11701 Wilshire Boulevard.
