At a ribbon cutting ceremony hold on August 4, Community Corp. of Santa Monica marked the completion of Brunson Terrace, the non-profit developer's latest affordable housing complex in the Pico community.

Built on the former site of Mount Hermon Baptist Church at Boulevard, the project consists of a four-story building featuring 48 apartments one-, two-, and three-bedroom apartments above nearly 4,200square feet of ground-floor commercial space and basement parking for 49 vehicles. That ground-floor space will include a new small business market and cafe.

“The Brunson Terrace apartments in the heart of Santa Monica’s Pico neighborhood are beautiful and a shining example of an affordable housing community that reflects local needs with a mix of apartment types, including for families,” said Los Angeles County Supervisor Lindsey P. Horvath at the ceremony. “I am excited to see these new homes coming to Santa Monica and the Third District and commend Community Corp. of Santa Monica and the City of Santa Monica for investing in much-needed affordable housing.” 

Brooks + Scarpa designed Brunson Terrace, which was described as a having a "village" concept with multiple buildings centered on a central courtyard area. The apartment complex, in addition to housing, is all-electric and intended to meet LEED Platinum standards. Besides housing, the property also features a community garden, a community room, a gym, a wellness studio, an outdoor picnic space, and on-site laundry.

The project is Community Corp.'s third new affordable housing development in the Pico neighborhood in as many years. The non-profit completed work on a senior affordable housing complex at 1814 20th Street in 2021, and built a similar 73-unit apartment building for low-income households at 1834 20th Street.
