Another Santa Ana shopping center is on track for redevelopment with housing, offices, and more, reports the Orange County Business Journal.

C.J. Segerstrom & Sons, owner of the 17-acre South Coast Plaza Village mall at 1621 Sunflower Avenue, has reportedly teamed with Houston-based developer Hines on a project which would see the 100,000-square-foot complex razed for a new development with 1.9 million square feet of homes and commercial uses. The proposed project, called The Village Santa Ana, would include 1,583 homes, up to 300,000 square feet of offices, 80,000 square feet of shops and restaurants, approximately 3.7 acres of publicly-accessible open space, and parking for 3,520 vehicles.

Illustrations of The Village development shows a series of high-rise and low-rise structures, bisected by new internal streets, gardens, and landscaped walkways. Plans indicate that architecture and design firm Rios is working as landscape on the Village development. Gensler is the project architect, according to a representative of the firm.

Construction of the complex is expected to occur in five phases over a roughly two-decade period. The initial three phases of The Village would see the construction of 1,050 homes and over 73,000 square feet of shops and restaurants. They would be followed by a fourth phase consisting of 300,000 square feet of offices and roughly 6,800 square feet of retail, and a final phase with 269 homes.

Construction of the project will first require the approval of a zone change, a development agreement, an inclusionary housing plan, a tentative tract map, and a conditional use permit for alcohol sales.

The project bears a clear similarity to another massive Santa Ana development planned on a nearby site: Related California's plan for the Metro Town Square shopping center. That 42-acre complex, located just east of South Coast Plaza Village, could see up to 3,750 homes, 350,000 square feet of commercial uses, a hotel, and eldercare accommodations.
