At its first meeting of 2024, the Long Beach Planning Commission is scheduled to take up a proposal from Burnham Development, LLC to build new housing on a corner lot in Bixby Knolls.

The project, revealed in an initial study published in October 2023, would replace two commercial buildings, surface parking, and leased open space at 4501 Orange Avenue - the intersection of Orange and San Antonio Drive. Plans call for the construction of six new buildings containing 32 townhomes with attached garages. Floor plans would consist entirely of three-bedroom layouts, each coming with two parking spaces at the ground floor.

Summa Architecture is designing the project, which would consist of three-story structures accompanied by new landscaping, guest parking, and amenities such as a children's play area and a fire pit.

The Planning Commission hearing is being held to adopt the findings of the project's initial study, as well as a vesting tentative tract map.
