The owner of a 98-year-old building in the Fashion District hopes to convert its upper floors into apartments, according to plans filed today with the City of Los Angeles.

The three-story industrial building, located at 1320 S. Main Street, is currently home to three ground-level commercial stalls occupied by wholesale retailers.  Developer Nepak Capital Property Investment, LLC intends to turn the top two floors of the building into four joint live/work apartments, while retaining the existing retail space.  No other changes are planned at the property.

Although the Fashion District was left behind in the wave of adaptive reuse projects that swept through Downtown a decade ago, recent years have brought a handful of market-rate projects to the neighborhood.  Recent openings include the first phase of the Axis apartments at 12th and Broadway and the Grether & Grether Lofts on Los Angeles Street.
