When the West Los Angeles institution known pejoratively as "Ghetto Vons," shut its doors nearly two years ago, redevelopment rumors immediately began to swirl around its 2.67-acre property at 11660-11674 Santa Monica Boulevard.  Now, a proposal has finally surfaced for a large residential-retail complex on the site.

According to plans filed earlier this week with the City of Los Angeles, the property is to be redeveloped with a mixed-use structure that would feature a 55,000-square-foot grocery store with 24-hour operations.  Upper floors in the building would include 166 apartments, while three below-grade levels would offer parking accommodations for up to 579 vehicles.

A case filing from the Department of City Planning lists the project's developer as United Oil, a Gardena-based chain of gas stations and convenience stores with a heavy presence throughout Southern California.  Their exact timeline for the project is currently unclear.

The project would be situated two blocks east of the shuttered Buerge Ford dealership, where a similar residential-retail complex is proposed by Los Angeles-based CIM Group.  Closer to the 405 Freeway, another mixed-use development is planned for the former site of the Dolores Restaurant.

17 Small Lot Homes Coming to Atwater Village

Calcagnie Group, an Irvine-based real estate development firm, has unveiled renderings for a new set of small lot homes in Atwater Village.

The project, slated for a 27,000-square-foot site at 3409-3421 Fletcher Drive, calls for the construction of 17 single-family residences.  The three-story houses would come in four different floor plans, ranging between 1,826 and 2,806 square feet in size.
