A notice from the City of Los Angeles sheds new light on plans to bring new affordable housing to a property on the border between Mid-City and Pico-Robertson.

Last year, the Jewish congregation IKAR announced a partnership with Community Corp. of Santa Monica to redevelop a property located at 1725-1737 S. La Cienega Boulevard which  IKAR acquired for $6.9 million in 2020. At the time, the project was pitched as a 55-unit apartment building which would serve as permanent supportive housing.

Plans have evolved slightly since that point, as detailed in the notice. The project is now envisioned as a slightly larger 60-unit development, which would include 59 units of affordable housing and parking for 74 vehicles.

The notice also describes the proposed building as a six-story structure rising nearly 70 feet in height, with approximately 71,000 square feet of floor area.

In an op-ed published by the Jewish Journal, IKAR's director of community organizing wrote that local zoning regulations have been used as a means to exclude impoverished communities and persons of color from select neighborhoods, or even entire cities. The project is taking advantage of at least one policy intended to break down some of those zoning barriers - the Mayor's Executive Directive 1, which streamlines entitlements for 100 percent affordable housing developments.

Community Corp., the developer, is best known for building in its hometown, but has more recently explored opportunities in the City of Los Angeles. Its portfolio includes a new affordable housing complex in Mar Vista and an under-construction project billed as Westchester's first permanent supportive housing development.
