An industrial building near the Orange Line busway could soon give way for a mixed-use development.

Yesterday, Studio City-based Evolution Strategic Partners filed plans with the City of Los Angeles to construct a seven-story building at 6606 N. Variel Avenue in Warner Center.  The proposed development would offer 271 apartments - including 4 live/work units - above a two-level, partially-underground parking structure.

The developer's website states that the project would include amenities such as a swimming pool, a fitness center and rooftop terraces.

Los Angeles-based Urban Architecture Lab is designing the project, which is portrayed in renderings as a contemporary mid-rise structure.

A timeline for the development is unclear.
