As seen on social media, a stretch of single-family homes located just south of Metro's Expo/Bundy Station has bitten the dust, as Carmel Partners moves forward with plans for more a trio of multifamily residential buildings in Sawtelle.

The projects, which replace more than 20 houses, will rise from properties at 2201, 2217-2233, and 2301-2319 Bundy Drive, as well as adjoining parcels facing Amherst Avenue to the west. Demolition activities are currently focused on the larger two sites to the south, where approved plans will allow for the construction of two eight-story building featuring a combined total of 485 one-, two-, and three-bedroom apartments above parking for 462 vehicles.

Both buildings were entitled using Transit Oriented Communities incentives to permit larger structures with more housing than allowed by zoning rules. In exchange, 54 of the new apartments are to be set aside for rent as affordable housing at the extremely low-income level for a period of 55 years.

The third member of the trio, planned for the northernmost parcel at 2201 Bundy, would be a slightly smaller mixed-use structure featuring an additional 136 apartments - including 15 for extremely low-income households - above a small amount of ground-floor commercial space and parking.

TCA Architects is designing all three buildings, which will feature a combined sum of 621 apartments. Each project is the result of zoning rules enacted under  the Exposition Corridor Transit Neighborhood Plan, which permitted the neighborhood of single-family homes to the south of the station to be redeveloped with apartments.

The new apartments from Carmel Partners are not the first large developments in close proximity to Expo Bundy Station. A short walk north and Olympic Boulevard, work is all but finished for the West Edge, a mixed-use project at the former site of Martin Cadillac featuring 600 apartments, a Gelson's supermarket, and a 200,000-square-foot office building leased by Riot Games.

Carmel is one of the developers responsible for transforming neighborhoods around several E Line stops. In 2020, the company completed work on Linea, a 595-unit apartment complex with retail next to Expo/Sepulveda Station. The developer recently wrapped up work on the Cumulus District, a sprawling complex next to La Cienega/Jefferson Station that features more than 1,200 apartments and a Whole Foods.
