In Los Feliz, the former site of an AutoZone at 4531 Hollywood Boulevard has birthed the frame of a future mixed-use development. 

The project, named Hollyhill for its location at the corner of Hollywood Boulevard and Hillhurst Avenue, is being developed by Chandler Partners.  Plans call for a five-story edifice featuring 202 apartments atop 14,725 square feet of ground-floor retail space and a 372-car garage. 

Designed by VTBS Architects, the apartment complex will include a mix of studio-, one-, two-, and three-bedroom dwellings, in addition to on-site amenities such as courtyards and rooftop decks.  A rendering depicts the projects as a contemporary podium-type structure. 

Chandler Partners, headquartered in Burbank, recently broke ground on a similar mixed-use complex in its hometown.

The Hollyhill development may serve as a precursor to the three-building Junction Gateway development, planned for nearby properties along Sunset and Santa Monica Boulevards.  The project from developer Frost/Chaddock would include housing, retail, and a boutique hotel.

Other projects in the surrounding community include a proposed eight-story, 154-unit apartment building from Carmel Partners near Barnsdall Park.
