A mostly empty site near the intersection of Olympic Boulevard and Hoover Street in Westlake could be redeveloped with multifamily housing, according to plans filed yesterday with the City of Los Angeles.

The roughly 33,000-square-foot site - located at 1001-1017 S. Park View Street and 968-970 S. Hoover Street - is slated for the construction of two buildings containing 138 residential units - including 14 to be set aside for extremely low-income households.

Requested entitlements for the project include Transit Oriented Communities incentives allowing for reduced open space, as well as reduced rear, front, and side yards.

City records list the project applicant as Lincoln Property, LLC, an entity affiliated with Van Nuys-based Braum Real Estate.

Construction would require the demolition of one building - an early 20th century duplex which has been vacant since 2015, according to city records.  Another building on the site was demolished in 2014.

The project follows several other mixed-use and multifamily residential developments planned nearby, including a 173-unit development at Olympic and a 38-unit apartment complex which would replace a sanitarium on Hoover.
