A report to the Crenshaw Corridor Design Review Board unveils plans for a new multifamily residential development near the Baldwin Hills Crenshaw Plaza mall.

The project, slated for a less than quarter-acre site at 4101 Somerset Drive, would replace a vacant 1950s fourplex with a four-story, 36-unit apartment building.  Plans call for a mix of studio, one-, and two-bedroom dwellings - including four affordable units - above at-grade parking for 18 vehicles.

SoLa Impact, a Los Angeles-based investment firm with a large portfolio of Section 8 apartments, is both the project's developer and architect.  Renderings depict a contemporary low-rise structure, capped by a rooftop deck, with a large mural adorning its eastern elevation.

The project site sits just south of the Baldwin Hills Crenshaw Plaza mall, which is poised for redevelopment, and across the street from a medical office complex recently built by Kaiser Permanente.

Other projects now in development nearby include a senior affordable housing complex from Meta Housing Corp. and a proposed bioscience research facility.
