A corner property in the Vermont Slauson neighborhood could see new affordable housing built via the Mayor's Executive Directive 1.

The project from applicant Behrouz Bozorgnia, submitted to the Planning Department for review in late January, would rise from a site located at 1451 W. Florence Avenue. Plans call for the construction of a new five-story building featuring 47 apartments (and one ADU) with a small at-grade parking garage.

Requested project entitlements include density bonus incentives to permit a larger structure than would normally permitted by zoning. In exchange, all of the proposed apartments would be set aside for rent as low- and extremely low-income affordable housing.

Mobbil, Inc. is designing 1451 Florence, which is depicted in renderings as a contemporary low-rise structure capped by a rooftop amenity deck. Plans also call for a small courtyard at the center of the building.

The project site is located a few blocks to the east on Florence from a 128-unit apartment complex which was sold to the City of Los Angeles and converted to affordable housing through Project Homekey.
