The project, located at 227 N. Magnolia Avenue, would rise on land owned by Victory Baptist Church. Plans call for subdividing the 6.24-acre site into two parcels, one of which would be developed with 59 townhomes, and the other which would be slated for a new church building.
The new housing, called the Townes at Magnolia is imagined as a series of three-story row homes lining a central driveway. The mix of two-, three-, and four-bedroom dwellings would include six units planned to be sold at costs considered affordable to moderate-income buyers - meaning those making 120 percent or less than the Orange County area median income - $97,900. A qualifying four-person household could make up to $117,500 per year.
Summa Architecture is designing the project, which would have stucco exteriors, tile roofs, wood shutters, and metal railings. Plans also call for approximately 26,000 square feet of recreational area, including lawns and picnic spaces.
The staff report recommended that the project's requested entitlements should be approved by the Planning Commission - including density bonus incentives allowing relief from certain zoning restrictions.
