A 1920s bungalow court in Echo Park could make way for a larger multifamily residential development.

Yesterday, an application was filed with the City of Los Angeles to construct a 70-unit apartment complex on a 20,000-square-foot property at 1251 Sunset Boulevard.  The project, which is seeking entitlements with the Transit Oriented Communities guidelines, six units of affordable housing and a 35-car garage.

The development site, which is currently improved with a 10-unit bungalow court, gained the attention of The Eastsider in 2015, when its owner evicted its prior tenants and placed the property on the market for $2.4 million - an 85 percent mark up from its purchase price just 18 months earlier.

Property records show that 1251 Sunset was sold in 2016, and is now owned by an entity called AYM Investments, LLC.

The proposed apartment building will abut a 204-unit mixed-use project which Aragon Properties Corp. is planning at the corner of Sunset and Everett Street.

Just east of that, Los Angeles-based developer Palisades is planning a towering mixed-use complex at the former headquarters of the Metropolitan Water District.
