One block south of Venice Boulevard in Mar Vista, the site of a shuttered church could redeveloped with new apartments, according to an application submitted this month to the L.A. Department of City Planning.

The proposed project from developer Robert Green, which would rise from a 30,000-square-foot property at 12124 W. Pacific Avenue, calls for razing the church buildings completed in the 1920s and 1960s to clear the way for a new six-story structure featuring 74 rental apartments and parking for 122 vehicles.

Requested entitlements for the proposed apartment complex rely on density bonus incentives to permit a larger structure than would otherwise be allowed under zoning regulations. In exchange, 11 of the new apartments - representing 25 percent of base density - would be set aside for rent as very low-income affordable housing.

Frequent collaborators Mika Design Group and Robert James Taylor Architects lead the design team for the proposed apartment complex, which is portrayed in plans as a contemporary podium-type building with amenity decks at the rooftop and above the second floor.

The proposed apartment complex sits just south of the stretch of Venice Boulevard which composes Mar Vista's commercial core, and a few blocks east of a pair of recently-completed projects from LaTerra Development which feature housing and ground-floor retail.

Green, the applicant, also built a similar 74-unit complex in Palms through the company Frame.
