A  small commercial building in Echo Park could give way to a new apartment complex, according to a filing yesterday with the Los Angeles Department of City Planning.

The one-story structure, located at 1275 Sunset Boulevard, would be replaced by a 77-unit development featuring seven units set aside as affordable housing.  The project is being entitled with incentives through the Transit Oriented Communities guidelines, which offer relief from certain zoning provisions when developments create subsidized rental units.

Property records list the owner of the nearly half-acre site as David Joseph Simhaee.

The proposed development is planned just north of another half-acre property at 1251 Sunset Boulevard, where plans were filed for a 70-unit apartment building earlier this month.

Both projects would neighbor a larger mixed-use building planned at the corner of Sunset and Everett Street, as well as a proposed high-rise complex at the ex-headquarters of the Metropolitan Water District.
