Construction is underway for a $33.7-million mixed-use development that will bring new affordable housing and a community center to a City-owned property in South Los Angeles.

The project, located on an L-shaped site at the intersection of 88th Street and Vermont Avenue, is being developed in partnership between the nonprofits WORKS and Community Build, Inc.  Plans call for two buildings - ranging between two an five stories in height - that will create 62 apartments and community amenities.

The mix of studio, one-, two-, and three-bedroom dwellings at 88th and Vermont will be made available to transitional aged youth, veterans, and low-income families earning between 30 and 40 percent of the area median income.  Rents will range from as low as $473 per month for a studio unit to as high as $703 per month for a three-bedroom apartment.  Planned amenities within the apartment building include courtyards, community rooms, an outdoor patio

The community center, called a Youth Source and Family Center, will be operated by Community Build.

Both of the buildings are being designed by Los Angeles-based TWG Architects.

Completion of 88th & Vermont is anticipated in either late 2019 or early 2020.

The project is among the first affordable housing developments funded by Measure HHH to break ground, one of nine scheduled to begin construction during 2018.

The 88th & Vermont site sits just one block south of Manchester Avenue, where Los Angeles County recently claimed a large, mostly-vacant property via eminent domain to facilitate the development of a mixed-use affordable housing complex.
