The two sites, which currently function as surface parking lots, are located directly across from one another at 4600 and 4601 Washington Boulevard. Both were identified by City Council President Herb Wesson as opportunity sites for mixed-use developments in 2016, citing requests from the Mid City Neighborhood Council.
On the larger property at 4601 Washington, Meta intends to construct a four-story building that would feature 33 low-income apartments in addition to ground-floor retail space and two levels of basement parking for 112 vehicles.
The second property at 4600 Washington is slated for a four-story building featuring 23 apartments - restricted to low-income households - with ground-floor commercial space and at-grade parking for 18 vehicles. No residential parking is proposed for this building.
Both projects are seeking entitlements through the Transit Oriented Communities Guidelines, which allow projects that create new subsidized affordable housing to exceed normal zoning limitations on height and density.
