An initial study produced by the Los Angeles Department of City Planning has unveiled renderings for an upcoming residential-retail complex in Valley Village near the Orange Line busway.

The project, slated for a .65-acre property at 12444 Chandler Boulevard, would consist of a five-story building featuring 70 one- and two-bedroom apartments above approximately 1,750 square feet of ground-level retail space.  Plans also call for one level of underground parking, as well as common open space through amenities including a spa, a barbeque pit and multiple outdoor seating areas.

The design from GMPA Architects consists of a contemporary building comprised of varying geometric forms and colors.  Although similar in height to other nearby buildings, the use of windows and balconies would help to reduce its appearance of mass.

Other features would include a second-level courtyard deck and a gold-colored metal screen that would create a glow at evening hours to attract attention to the building's commercial corner.

The mixed-use complex - which is being developed by Chandler Village, LLC - is expected to be built over approximately 18 months, beginning in mid-2016.  Construction is contingent on the approval of a density bonus, for which the project would include nine residential units for very low income households.

The Community Corporation of Santa Monica is pursuing the development of a new senior affordable housing complex just south of the 10 Freeway.
