A staff report to the Santa Monica Architectural Review Board reveals a new design for a proposed mixed-use affordable development in the City's Downtown neighborhood.
The project, which is proposed by WS Communities, is slated for a roughly 7,500-square-foot property at 1514 7th Street. Plans call for the construction of an eight-story building featuring 50 one-, two-, and three-bedroom apartments above approximately 1,000 square feet of ground-floor commercial space. No on-site automobile parking is planned within the development.
The design by KFA Architecture is described in the staff report as consisting of a seven-story mass sitting forward of an eight-story recessed mass, which are intended as mirror images of one another.
This is the third iteration of the 1514 7th Street apartment complex presented to the Architectural Review Board, which has previously critiqued the orientation of the building's rooftop open space and the staggered facade of the earlier design.

The 7th Street apartment building is intended to satisfy the off-site affordable housing requirements of some of WS Communities' market-rate developments in the surrounding neighborhood. The developer currently has more than 20 projects planned or under construction in Santa Monica, including a series of apartment buildings at 7th Street’s intersection with Colorado Avenue.
