A vacant commercial building near the Westside Pavilion could be razed to make way for an apartment complex, according to a filing yesterday with the City of Los Angeles.

The proposed development, located at 2301 Westwood Boulevard, would replace a building that has never finished a renovation that was approved in 2013.  The replacement project would feature 62 apartments - including seven units to be set aside as extremely low-income housing.

Applicant Babak Golbahar, through an entity called The Westwood, LLC, is seeking entitlements with Transit Oriented Communities incentives, including a height increases and a reduction in setback requirements.

City records also list Riley Projects, a Culver City-based architecture firm, as the project's representative.

The development site is located a block north of the Westside Pavilion, the landmark shopping mall which sits at both the southeast and southwest corners of Westwood and Pico Boulevard.  Los Angeles-based real estate investment firm Hudson Pacific Properties and Macerich announced a joint venture earlier this year to turn much of the property into office space.  The project, which could cost upwards of $475 million, would result in 500,000 square feet of offices while retaining 100,000 square feet of existing retail.
