A local real estate firm is looking to redevelop a triangular site located just south of Pico Boulevard in West Los Angeles.

The project, filed yesterday with the City of Los Angeles, calls for razing an existing commercial building at 2412 S. Federal Avenue to allow for the construction of an apartment building featuring 40 residential units - including four set aside for extremely-low-income households.

Though it is assigned a Federal Avenue address, the development site is unique in that it does not front on any of the major surrounding streets.  Instead, it is flanked on all three sides by alleys.

The developer, an affiliate of Los Angeles-based Ikon Ltd., has filed the project through the Transit Oriented Communities guidelines.

Other multifamily residential buildings planned in the surrounding area include proposed developments at Pico and Gateway Boulevard and Pico and Federal.
