Construction is underway for a mixed-use apartment complex just south of Paramount Pictures in Larchmont.

Last year, the City of Los Angeles approved plans to replace an auto body repair shop at 5570 Melrose Avenue with a five-story apartment complex.  The new development will feature 52 studio and one-bedroom apartments - including five set aside as affordable housing at the very low-income level - with 5,500 square feet of ground-floor retail and parking for 76 vehicles.

Cuningham Group is designing the low-rise development, which will be clad in cement plaster, metal, and porcelain tile.  Architectural plans show that the project would include a courtyard-level swimming pool and a rooftop amenity deck.

The apartments complex is being developed by Crescent Capital Partners in a joint venture with Bolour Associates.  The two companies have also collaborated on projects in Downtown's Arts District and a proposed hotel in Hermosa Beach.

A short distance west on Melrose Avenue, California Landmark Group completed a similar mixed-use project at the terminus of Larchmont Boulevard.
