At its meeting this week, the Downtown Los Angeles Neighborhood Council's Planning and Land Use Committee is scheduled to review the Hillcrest Company's proposed residential-retail complex at 1800 E. 7th Street in the Arts District.
The project site, located at the southeast corner of 7th and Decatur Street, currently functions as a surface parking lot. Hillcrest proposes to clear the existing uses from the site to construct a seven-story building featuring 122 live/work apartments - including 14 set aside for very low-income households - atop 15,000 square feet of commercial space and parking for 132 vehicles. Other project components include a roof deck and a landscaped courtyard.
HansonLA is designing the approximately 85-foot-tall structure, which is described as referencing the mix of utilitarian industrial buildings and high-quality masonry buildings that inhabit the Arts District. Art installations are also planned along the Decatur Street side of the property.
Construction of 1800 E. 7th Street would take place over approximately 16 months, according to an environmental study released earlier this year by the City of Los Angeles. However, a groundbreaking date has not been announced.
Hillcrest is also active across the street, where the company is now converting the historic Walnut Grower's building into apartments with ground-floor commercial space.
