Across the street from The Grove and the Farmer's Market, a large pit and an orange tower crane signal the rise of the latest mixed-use residential complex from developer Holland Partner Group.

The project, named 3rd & Fairfax for its location at the intersection of the same name, is replacing the eastern half of the Town & Country shopping center with a new eight-story complex which will feature 331 studio, one-, two-, and three-bedroom apartments above approximately 84,000 square feet of commercial space. Plans also call for parking for 996 vehicles in a two-level subterranean garage and a three-level podium structure.

MVE + Partners is designing 3rd & Fairfax, which is portrayed in renderings as a contemporary apartment complex rising roughly 100 feet in height. The building would employ setbacks and cutouts to reduce its scale facing Fairfax Avenue and a neighboring elementary school to the south. Plans also call for courtyards and amenity decks to provide outdoor space for use by residents.

An environmental report published by the City of Los Angeles indicates a roughly 32-month construction period for the complex.

While 3rd & Fairfax development is one of the largest residential developments the neighborhood has seen in years, the current plan for the Town & Country site has been scaled back from what was initially proposed in 2018, when Holland Partner Group had sought to build a 19-story high-rise with more than 380 residential units.

Holland Partner Group, in addition to its Mid-Wilshire development, is also behind an under-construction 271-unit apartment complex in Downtown Long Beach.
