Construction is officially complete for M1, a new multifamily residential complex from California Landmark Group in Silver Lake.

The project, billed as Silver Lake's largest new apartment building in nearly a decade, replaced an automobile repair shop at 1221 N. Myra Avenue. The new six story building features 100 one-, two- and three-bedroom dwellings, along with several co-living suites.

The apartments are currently 60 percent leased, according to a news release.

Project entitlements included Transit Oriented Communities guidelines, allowing a larger building than typically allowed by zoning rules.  In exchange, 10 of the new apartments are to be set aside for rent by extremely low-income households for a period of 55 years.

PK Architecture designed M1, which includes has an industrial-style design featuring large windows, exterior standpipes, and traditional fire escapes. Within, the apartments include stone countertops, stainless steel appliances, and in-unit washers and dryers. Likewise, shared amenities include a fitness center and a rooftop deck.

“It was important that our design fit within the fabric of this architecturally significant region of Los Angeles,” said Ari Kahan, California Landmark Group's head of acquisitions and development.  “M1’s classic industrial design, pays homage to historic Silver Lake and is reminiscent of the original manufacturing buildings constructed here in the early 1900’s.  The property has been well received by the community which is reflected in the tremendous leasing velocity we have experienced."

Besides M1, California Landmark Group is now building new developments near Sony Pictures Studios and Century City, and has plans for a 108-unit apartment complex near Sunset Gower Studios in Hollywood and 111 small lot homes in Woodland Hills.
