Mid-Wilshire-based development firm CIM Group is seeking approvals for a new office complex in Jefferson Park, according to the plans posted by the United Neighborhoods Neighborhood Council.

The project, slated to replace a surface parking lot at the northeast corner of 30th Street and Crenshaw Boulevard, would consist of a three-story, 90,000-square-foot building containing offices and ground-floor retail, accompanied by a four-story, 326-car garage.

Abramson Architects is designing the proposed development, which would have a contemporary look.  Renderings show that a rooftop amenity deck would cap the office building, while a landscaped courtyard would be placed mid-block between the two structures.

Requested entitlements for the project include mandatory site plan review and a conditional use permit to allow for non-compliance with a requirement for a 5-foot landscape buffer around the property.

CIM Group has invested heavily in new developments in the adjacent West Adams community, and currently has new apartments, office buildings, and even a hotel currently under construction in the neighborhood.

The company recently backed out of plans to purchase the Baldwin Hills Crenshaw Plaza shopping mall following community backlash.
