A commercial building located a half-mile from Metro's Expo/Crenshaw Station is slated to give way for a condominium complex, according to a filing with the City of Los Angeles.

The proposed development, located at 3605 S. 10th Avenue, calls for an approximately 36-foot-tall building that would feature 38 residential units and 77 on-site parking spaces.

The news comes just over two weeks after Metro announced a joint development with Watt Companies, which hopes to construct a two-building development with 492 residential units and 47,500 square feet of commercial space at Expo/Crenshaw Station.

A handful of market-rate and affordable housing projects have been announced for the neighborhood following the arrival of the Expo Line, and before the impending arrival of the Crenshaw Line.  Just one block south of the station, a six-story complex known as District Square is proposed to bring 200 apartments and 270,000 square feet of retail to a currently vacant lot.
