Atlanta-based developer Wood Partners has broken ground for a residential-retail development near the Red Line's Hollywood/Western Station.
The project, located at 5750 Hollywood Boulevard, will consist of a seven-story structure featuring 161 apartments, 5,700 square feet of ground-floor retail space, and basement parking for 271 vehicles. Plans call for a mix of studio, one- and two-bedroom units, including 14 apartments reserved as low-income housing.
Carrier Johnson + CULTURE is designing the podium-type building, which will include street-fronting shopkeeper units that provide living spaces connecting to ground-floor commercial stalls. Other project components will include a roof deck, courtyards, and a full gym.
The building's facade, planned with a mix of metal panels and ceramic tile, is intended to echo the architectural motifs of Hollywood. A pattern facing Hollywood Boulevard evokes the image of a projector in a dark movie theater.
“5750 Hollywood is the second large-scale, multi-family development project to begin construction in East Hollywood, and the third development for Wood Partners in the area,” said Joe Gambill, Wood Partners’ Vice President of Development, Southern California. “We believe in the long-term success of Hollywood and are excited to be ground-floor investors in the revitalization of the area.”
Wood Partners' most recent project in the neighborhood is the 5550, located a short distance east at 5550 Hollywood Boulevard. The $100-million project wrapped up construction last year, and includes 280 apartments atop 12,600 square feet of ground-level commercial space.
Wood Partners expects the new apartments at 5750 Hollywood Boulevard to open by July 2020, with pre-leasing beginning in June 2020.
The start of construction at 5750 Hollywood was first announced under a prior owner in May 2017, but multiple observers have noted a lack of progress in the ensuing 13 months.
Between the two Wood Partners projects, a smaller seven-story development featuring 32 apartments and retail is also planned at 5600 Hollywood Boulevard.
