The project, located at 11752 Santa Monica Boulevard, will consist of a five-story building featuring 154 studio, one-, two-, and three-bedroom apartments atop 15,000 square feet of ground-floor retail and 311 parking spaces in an underground garage. Plans call for setting aside 16 units for very-low-income households in exchange for density bonus incentives.
The LOHA-designed development is portrayed in renderings as a contemporary low-rise structure, clad with a facade of textured metal panels and glass. The building is designed with two wings, wrapping around a podium-level amenity deck featuring a swimming pool.
Construction is expected to occur over two years, according to an analysis conducted during the project's review by the City of Los Angeles.
CIM and LOHA are currently wrapping up construction on a similar mixed-use development just west at 11800 Santa Monica Boulevard. That project, which also replaced a car dealership, will feature 147 apartments and a ground-level Target.
