Nine months after its first presentation to the Santa Monica Architecture Review Board, developer WS Communities will soon unveil a new look for its proposed apartment complex at 1443 Lincoln Boulevard.

The project, which would replace three small commercial building, calls for the construction of a five-story edifice featuring 40 studio, one-, two-, and three-bedroom apartments - including five set aside for low-income renters - with 3,777 square feet of ground-floor retail and 87 parking stalls on three basement levels.  Plans also call for several common open spaces, including a rooftop deck.

The revised design by KFA Architecture incorporates feedback from the earlier presentation to the Architectural Review Board, which requested refinements to the building's front elevation and use of exterior finishes.  In response, KFA has simplified 1443 Lincoln's signature frame element, making it more consistent with the building's side- and rear-facing appearances.

A staff report to the Architecture Review Board recommends that the project should be approved.

Santa Monica-based WS Communities is pursuing several similar projects throughout the Downtown area, including a 100-unit development now under construction at the corner of Lincoln and Colorado Avenue.
