This week, the Santa Monica Architectural Review Board will take another look at a proposed residential-retail building at the corner of Santa Monica Boulevard and Yale Avenue.

LaTerra Development, which first presented to the ARB in June 2018, is planning to replace a single-tenant retail building with a three-story edifice featuring 50 apartments above 10,220 square feet of ground-floor commercial space and two levels of basement parking.  The project would feature a mix of studio, one-, two-, and three-bedroom dwellings - including four units set aside for extremely low-income households - and amenities.

Tighe Architecture is designing the proposed apartment building, which received positive reviews at its initial ARB hearing, with conditions that the team consider changes to its pedestrian orientation along Santa Monica Boulevard and refine the metal screening which wraps around the structure.  The retooled design modifies the proposed development's ground floor to create an additional storefront window, and alters the perforated metal screens along exterior balconies.

A staff report to the ARB recommends that the project received approval.

LaTerra and Tighe have two other projects in the works for Santa Monica, both of which would rise at the intersection of Broadway and Cloverfield Avenue.
