Los Angeles-based developer RC Homes has broken ground on a new set of small-lot houses in Silver Lake.

Hyperion Silver Lake, named for its address at 853 Hyperion Avenue, will consist of eight-single family dwellings, each featuring three-bedroom and 3.5-bathroom floor plans.

Modative, a Culver City-based architecture firm which specializes in small-lot projects, designed each of the three-story houses.  Each will include a walk-out deck and a two-car garage, as well as design features to curb water and energy uses.

Completion of Hyperion is expected in November of this year.

Elsewhere in Silver Lake, plans were recently announced for a similar nine-house small lot subdivision.

The project is part of the city's Gateway District.

The Laguna Niguel Planning Commission has approved a mixed-use development near the city's Metrolink Station.  The joint venture between Blackwood Real Estate and Walbern, located near the intersection of Crown Valley Parkway and Forbes Road, will consist of 100 two- and three-bedroom apartments in a seven-story building.  Plans also call for 2,700 square feet of ground-floor retail space, as well as a pool courtyard, a fitness center, a private garden, and a sky deck.
