In 2019, Houston-based real estate investment firm Dinerstein Cos. broke ground on a mixed-use apartment building near SpaceX headquarters.  Now, the company is cooking up plans for a similar project less than a quarter-mile south.

According to an initial study published by the City of Gardena, an entity affiliated with Dinerstein Cos. and Blackwood Real Estate is seeking approvals to redevelop a 1.3-acre property at 12850-12900 Crenshaw Boulevard which is currently improved with an auto parts warehouse.  The proposed project would consist of an eight-story edifice containing 265 residential units above a 250-car garage.

The initial study indicates that AO is designing project, which consist of five levels of wood-frame construction above a three-level podium.  Plans call for approximately 8,500 square feet of open space within the development.

Construction of the apartment complex is expected to begin in June 2021 and conclude in September 2023.  That timeline is contingent on the approval of a general plan amendment, zone change, and other entitlements by the City of Gardena.

The proposed development at 12850-12900 Crenshaw, as well as the under construction project one block north, are among at least three projects that Dinerstein Cos. currently has in the works for Los Angeles County.  The developer is also wrapping up work on a mixed-use apartment complex in Santa Monica.
