Evermont affordable housing fully-framed at 8500 S. Vermont Avenue

Six months after our last update, framing is now complete for Evermont, a new affordable housing complex from San Francisco-based Bridge Housing Corporation at the intersection of Vermont and Manchester Avenues in South Los Angeles.

The project, built on a long-vacant property at 8500 S. Vermont Avenue, consists of two buildings which will feature a combined total of 180 apartments. The first, called Luminus@Evermont, will include 118 one-, two-, and three-bedroom apartments reserved for households earning between 30 and 80 percent of the Los Angeles area median income. The second, named Vista@Evermont, will feature 62 one-bedroom dwellings set aside for older adults earning up to 30 percent of the area median income level.

The affordable housing is perhaps the most prominent elements of the Los Angeles County-led Vermont Manchester development, which will also include a new central plaza activated by ground-floor retail space and a 40,000-square-foot Target. The northern side of the site has seen the construction of a new public boarding school, SEED LA, which sits to the north of the apartment complex, which includes 170 dorm rooms, 20 staff apartments, classrooms, a gymnasium, a dining hall, outdoor recreation space, courtyards and a rooftop garden, among other offerings. Metro is partnering on the school, which will have a STEM focus and serve grades 9 through 12.

At the time of the project's groundbreaking in mid-2022, completion of Evermont was expected in approximately two years.
