The veil has lifted at the intersection of Santa Monica Boulevard and Federal Avenue in Sawtelle, where Jamison Services, Inc. is working on its first multifamily development west of the 405 Freeway.

The project, named Amara, is located  on a corner lot at 11600 W. Santa Monica Boulevard, where it replaced a car wash. The new five-story building will offer 100 one- and two-bedroom apartments at completion, located above basement parking for 144 vehicles.

Project approvals include density bonus incentives which permitted Jamison to build a larger structures than would otherwise be allowed by zoning rules. In exchange, nine of the apartments are to be set aside for rent by very low-income households for a period of 55 years.

BSB Design designed the contemporary low-rise structure, which has a brightly colored exterior of composed of white and orange colored stucco. Plans show the building features a U-shaped footprint surrounding a courtyard, with amenities such as a gym, a recreation room, and a rooftop deck.

The building was recently described by a denizen of Skyscraperpage as being "so shockingly ugly that it circles back around into becoming cool looking."

Jamison, which has dozens of projects in pre-development or construction in Koreatown, has also ventured outside of its home turf to develop multifamily buildings in Hollywood, East Hollywood, and West Los Angeles.

The 11600 Santa Monica site is neighbored by several properties also slated for redevelopment, including an adjoining strip mall and the former site of a Vons supermarket at Santa Monica and Barrington Avenue.
