Renderings have emerged for a proposed apartment tower that, if built, would become the tallest building in San Pedro.

Last week, Black Swan Equity Partners submitted an application to develop a 22-story building at the northwest corner of 6th and Nelson Streets, replacing a small commercial building.  The project would include 94 apartments - mostly studio units - with retail and restaurant space at the ground- and roof- levels and 67 automated parking stalls on eight podium levels.

Plans also call for 12 apartments to be set aside as affordable housing as the very low-income level.

Architectural plans posted by the Central San Pedro Neighborhood Council indicate that the proposed tower would rise to a maximum height of 239 feet - easily eclipsing the 16-story Vue Apartments to become the tallest building in the waterfront neighborhood.

Domus International Group is designing the colorful high-rise development, which would wrap its podium with public artwork and perforated metal panels.  Diagrams show that building amenities would be located atop the podium, with plans also calling for a rooftop observation deck.

Black Swan has put forth several different plans for the 6th and Nelson development over the past three years.  It has previously been envisioned as a smaller 14-to-16-story building containing 48 residential units.

The proposed development would rise upon a site that until recently housed a 19th century Victorian home that was believed to be the oldest in San Pedro.  The house was demolished late last year.
