A proposed mixed-use complex in Downtown Los Angeles' evolving Arts District could result in a 12-story tower featuring multifamily residential units, retail space and a hotel.

Arts District Center, which has been nearly a decade in the making, would rise from an approximately one-acre property fronting 5th, Colyton and Seaton Streets, one block west of a new public park.  Arts District Development, LLC - the firm behind the project - is planning for 129 live-work condominiums, a 113-room boutique "art" hotel and 70,000 square feet of community-serving shops and restaurants within the building's ground level.

Togawa Smith Martin (TSM), a Downtown-based architecture firm, has been commissioned to design the proposed development.  Artistic renderings displayed on the TSM website depict a mid-rise structure clad from top-to-bottom with murals created by local artists.  Other design features also take inspiration from the surrounding neighborhood, such as an art plaza at 5th and Seaton Streets, more than 10,000 square feet of art gallery and event space, and a 3,000-square-foot collaborative space for aspiring designers and artists.

Additional details, such as a budget and timeline for the project, are currently unclear.

The Arts District Center development is the latest in a recent surge of new proposals in the surrounding neighborhood, including a potential 12-story residential building from Bolour Associates and a boutique hotel at 4th and Alameda Streets.
