Canoga Park-based developer California Home Builders is cooking up plans for yet another mixed-use project in Warner Center.

The latest project, called the Q on Erwin, would rise from a 110,000-square-foot site at the southeast corner of Erwin Street and Variel Avenue, replacing a trio of single-story industrial buildings.  Plans call for the construction of a seven-story building, featuring 269 residential units above ground-floor commercial space and 493 parking spaces located in a basement and above-grade garage.

Newman Garrison + Partners is designing the podium-type development, which would consist of five levels of wood-frame construction above a concrete base.  The design places a steel-and-glass element spanning the first four floors at the intersection of Erwin and Variel, which transitions to a more subdued style moving away from the corner.

Architectural diagrams also indicate plans for ground-floor live/work units fronting an alley at the eastern side of the property, as well as a central courtyard featuring a swimming pool and lounge areas.

California Home Builders has emerged as the most prolific developer of mixed-use and multifamily residential projects in the Warner Center area.  In addition to the Q on Erwin, the company is now building a similar project across the street, and has plans for a third project on an abutting property at Erwin and De Soto Street.
